Deer Valley Gardens is a 164-unit senior affordable housing project built in 2004. The community caters to residents aged 55 years or greater and is located in the desirable Phoenix suburb of Sun City West, Arizona. Its residents have easy access to premier medical facilities, major employment hubs, service-based businesses, shopping and recreation.

Beginning April 2021, Spira implemented a preservation plan to benefit its senior residents including:

• Significant upgrades to accessibility units (including new kitchen cabinets, countertops, accessible closet shelving)
• Concrete accessibility path-of-travel upgrades
• ADA-compliant parking modifications throughout
• New energy-efficient vinyl windows
• Green-conscious water savings initiatives
• Energy-efficient hot water heater replacement throughout
• Clubhouse and other common area upgrades
• New TPO roofing system
• Substantial exterior stucco repairs
